Scope of Service
At 100% Architecture we offer a full technical delivery service. This extends from Planning Consent all the way to completion on site to ensure that the full compliance with all statutory regulation and relevant design standards. This can include, but is not necessarily limited to: the Building Regulations, British Standards, Health & Safety legislation (including the Construction Design and Management Regulations), Nationally Described Space Standards and if required, third party warranty providers requirements (such as NHBC/Premier) etc, all as dictated by the individual project.
Prior Assessment
We normally design project from Inception. Our approach during the Concept design stage is to include embed the technical requirements during the development of this stage. This mitigates the need for change to the design during technical delivery of projects to the extent that technical delivery is predominantly focussed on enhancement to detail within drawings and creation of technical specifications to support the drawing package.
Due Diligence
If we are commissioned on projects that have been designed and have been granted planning consent by others, we would normally carry out due diligence checks on the design work carried out to ensure that the design is viable and compliant with all relevant legislation and guidelines. The due diligence review would normally take the form of a report and/or a marked up set of drawings, which clarifies the extent of change necessary to achieve compliant design before progressing with the technical delivery stage.
Technical Development
We work closely with all members of the design team which may include structural engineers, services engineers, fire engineers, sustainability consultants, warranty providers, manufacturer’s technical advisors, building control officers, approved inspectors, health and safety consultants etc to achieve a complete fully compliant design. On large projects this may need to be achieved in an iterative manner and we can work closely with project managers to achieve progress according to agreed project programmes.
Conventionally, we service projects to ensure that Building Regulation conditional approval is received. Final Approval is dependent on Contractor submissions.

It should be noted that the scope of service is tailored to each individual project and the scope of our deliverables and responsibilities will be clarified in a fee proposal and terms of engagement letter prior to engagement by the client.
